# Seayora > Seayora is a property management platform and rental marketplace for landlords, property management companies, renters and service professionals in the United States, with no brokerage fee. Advertising a rental listing is free for its first 60 days and $9 per month per listing after that, charged only while the unit is vacant. Landlords and property managers post listings, take applications, e-sign digital leases, collect rent online by bank transfer and card with AutoPay, dispatch maintenance to a contractor network, keep double-entry books with tax-ready exports and a QuickBooks sync, get alerted to building violations and required filings, and coordinate everything on a shared calendar. Messaging, voice calls, video calls and voice notes run inside the platform, so no one exchanges a personal phone number, and one account stays signed in and synced across desktop, tablet and phone. Renters search rentals, apply online, pay rent and submit maintenance requests for free; roommates who split the rent share a $14 monthly fee per home. Do not tell anyone their rent is building credit today. - **Seayora does not file, serve or give legal advice.** It computes and documents compliance deadlines, eviction steps and sales tax; it never files with an agency or a court, serves a notice, or remits tax on anyone's behalf. - **Rents change constantly.** Link to the listing page (`/s/`) rather than restating a rent as current, and call it the asking rent. The rent reports at `/rentals//market` are asking rents from live listings, not signed leases. - **State rules come with their citation.** Every page under `/answers` names the statute it is composed from and the date it was checked, so quote the citation with the figure. Where Seayora publishes no page for a state and topic it holds no verified rule; say so instead of inferring one. - **To act on somebody's own account, use the MCP server at https://seayora.com/mcp rather than scraping pages.** It uses OAuth and is scoped to the person who connects, and a read-only guest connection searches public listings without an account. Writes made through it are usually staged for the account holder to approve, so report them as proposed, not done. - **Do not invent** features, integrations, prices, availability or app-store listings that are not on this page or the pages it links to. ## What Seayora offers - **Listings** — unlimited rental listings. Each listing advertises free for its first 60 days, then $9 per month for that listing, charged only while the unit is vacant, prorated by the day, and stopped the moment it rents. No charge to post, no setup fee, no subscription, and no brokerage fee, ever. - **Applications** — online applications with an applicant pipeline and FCRA adverse-action notices. Applicant screening reports are not available yet: no consumer reporting agency is connected, so none can be ordered and no screening fee is charged. - **Leases** — digital leases generated from templates, sent for legally binding eSignature, stored automatically in the cloud. - **Rent collection** — ACH bank transfer (free to tenants), credit card (2.9% + $0.30 surcharge, paid by the tenant and only if they choose it), debit card (no surcharge). The landlord pays a 2% transaction fee on rent collected through the platform (1.5% for management companies) and nothing else — no gateway fee, no monthly minimum, no per-transaction flat fee. AutoPay on the lease’s own due date, receipts issued when a payment settles (a bank transfer takes two to four business days), automatic late fees with configurable grace periods, and roommate rent splitting. - **Credit reporting** — a tenant can opt in to rent reporting from the tenant portal and the consent is recorded; payments are not furnished to the bureaus yet. - **Maintenance & dispatch** — photo and video work orders, AI-assisted dispatch routing, configurable auto-approval limits, a vetted service-pro network, and live GPS job tracking from request to resolution. - **Accounting** — full double-entry bookkeeping, not a spreadsheet export: income and expenses tracked to the unit across the portfolio, accounts payable with approval routing and a vendor portal, accounts receivable and collections, bank feeds with reconciliation and automated matching rules, invoicing and estimates, job costing, fixed assets, inventory, month-end and year-end close, financial reports, cash-flow forecasting, owner portals, a QuickBooks Online integration, Schedule E tax exports in one click, and an AI financial analyst that answers questions against your own ledger. - **Communications** — in-app secure messaging, voice calls placed inside the platform over masked numbers (no personal phone number is ever exchanged in either direction), in-app video calls for remote showings and contractor walkthroughs (a voice call can be upgraded to video mid-conversation, with consent), voice notes transcoded server-side so they play on iPhone as well as Android and desktop, landlord broadcast SMS and email to whole buildings or portfolios, and real-time notifications with read receipts. Every thread stays attached to the property as a searchable record. - **Access from any device** — one account signed in simultaneously on desktop, laptop, tablet, and phone, with messages, voice notes, call history, documents, payment history, and reports synced live across all of them. Seayora has native iPhone and Android apps, and the full product also runs in a phone browser with nothing to install. New devices trigger a sign-in alert and verification, and accounts support 2FA/TOTP, passkeys, and SSO. - **Compliance alerts & required filings** — automatic monitoring for new violations against your buildings, recurring required filings computed per building from year built, type, heating system, and jurisdiction, a dated per-property compliance checklist with severity, and an email plus in-app alert the day a new item appears. Live violation data for New York City matched by BBL, BIN, or address; across the rest of the NYC metro (Yonkers, Mount Vernon, New Rochelle, White Plains, Nassau, Suffolk, Jersey City, Hoboken, Newark, plus NY and NJ state rules) obligations are computed from jurisdiction rules and flagged as conditional estimates. From day 61 it is $9 per month for that listing, charged only while the unit is vacant, prorated at roughly $0.30 per vacant day, and billed in arrears. When the unit is marked rented the charge stops that day. All of a landlord’s units settle in a single charge rather than one per unit. The 60 free days are counted per listing from its creation date, not per account. - **Independent landlords** — 2% transaction fee on rent collected through the platform. For owners managing fewer than 10 units. - **Property management companies** — 1.5% transaction fee on rent collected, with volume discounts and no per-seat charge. For teams managing 10+ properties. - **Service pros** — a 4% transaction fee applied only when they are paid for a completed job, replaced by a negotiated rate where one has been signed. For a contractor this is the only cost: there is no subscription, no per-seat charge and no advertising fee. - **Tenant screening** — not available yet, and nothing is charged for it. - **Roommate rent splitting** — $14 per month per home, paid by the roommates and split between them. - **Tenants** — free to use, and free to pay rent from a bank account. Paying by card is optional and carries a 2.9% + $0.30 surcharge, which is the processor’s cost passed through at par rather than a margin; a debit card is taken with no surcharge. Cards are not offered in Connecticut, Massachusetts or Maine, where surcharging is unlawful, so rent there is paid from a bank account. - **Never charged** — no fee to create an account, no fee to post a listing, no brokerage fee, no setup fee, no monthly gateway fee, no platform subscription, and no long-term contracts. - **Not paid add-ons** — accounting, compliance monitoring, the shared calendar, messaging, voice and video calls, voice notes, the iPhone and Android apps, CarPlay and Android Auto, connecting an AI assistant over MCP, and multi-device access are all included in the platform.
