In Minnesota, an eviction for unpaid rent runs through 5 steps, each set by the statute or court rule beside it: (1) Serve the 14-day notice of nonpayment — Minn. Stat. § 504B.321 subd. 1a; (2) File an eviction action complaint — Minn. Stat. § 504B.321; (3) Hearing, 7 to 14 days out — Minn. Stat. § 504B.321; (4) The tenant’s right to redeem — Minn. Stat. § 504B.291; (5) Writ of recovery, executed by the sheriff after 24 hours’ notice — Minn. Stat. § 504B.365. Minnesota introduced a mandatory 14-day pre-eviction notice for nonpayment in 2024.
