A 2% transaction fee. Every feature included.
You pay 2% when rent is collected through Seayora, and 9 a month to advertise a unit — only while it is empty, and only after 60 free days. That is the whole price list. There are no tiers and no add-ons: screening, leases, maintenance dispatch, double-entry accounting, compliance monitoring, messaging and calls are all part of the account. No brokerage fee, no setup fee, no gateway fee, no per-seat charge, no subscription and no contract.
Everything a landlord could be charged
The whole list. If it is not on here, it does not exist.
| What | You pay | Why |
|---|---|---|
| Creating an account | $0 | Free, with the whole product in it. |
| Posting a listing | $0 | There is never a charge to publish. |
| Advertising, first 60 days of each listing | $0 | Counted per listing from the day you create it, not per account. |
| Advertising after that, while the unit is vacant | 9/mo | Prorated at about $0.30 a vacant day, billed in arrears, and every unit settles in one charge. |
| Advertising once the unit is rented | $0 | The meter stops the day the tenancy starts. |
| Transaction fee on rent collected | 2% | Taken as the payment settles. Rent you collect elsewhere costs nothing. |
| Tenant screening | $20 per applicant | Paid by the applicant, directly. It costs you nothing. |
| Splitting rent between roommates | $19/mo | Per home, paid by the roommates and split between them. Nothing to you. |
| Accounting, compliance, messaging, calls, apps | $0 | Included. None of it is a paid tier or an add-on. |
| Setup, subscription, per-seat or gateway fee | $0 | None of these exist on any plan. |

A bigger portfolio is priced properly
A different rate at volume, a flat fee per payment, a cap, a term — if the published rate does not fit your portfolio, a negotiated agreement replaces it outright.
Frequently asked questions
What exactly does the 2% apply to?
Rent collected through Seayora, taken as the payment settles. Rent a tenant pays you outside the platform is not touched, and there is no fee on a payment that fails.
Is the advertising fee charged on an occupied unit?
No. Advertising billing is tied to vacancy: 9 a month per listing, after 60 free days and only while the unit is empty. Mark the unit rented and the meter stops that day, any partial balance settles once, and the listing costs nothing after that. A fully occupied portfolio of any size pays nothing in advertising.
Are accounting, compliance and calling paid add-ons?
No. Double-entry accounting, compliance alerts and required filings, the shared calendar, messaging, masked-number calls, video calls, voice notes, rent reporting, the phone apps and multi-device access are all part of the account. The charges are the ones on this page and there are no others.
What does screening cost me?
Nothing. The applicant pays $20 for the report directly, so there is no cost and no liability on your side.
Can I cancel?
There is nothing to cancel, because there is no subscription. Stop advertising a unit and it stops costing anything; the account itself is free to keep.
