What counts as a management company?
Teams managing 10 units or more. Below that the independent landlord rate of 2% applies, and the account is otherwise identical.
Do you charge per employee?
No. Team members, roles and per-building permissions are part of the account at any headcount, so adding a leasing agent or a superintendent costs nothing and changes nothing on the invoice.
What do the owners we manage for pay?
Nothing. An owner portal is switched on from your Owners screen and costs neither of you anything. The management fee you charge that owner is between the two of you — Seayora does not set it and does not take a share of it.
Will you move our existing portfolio across?
Yes, at no charge. Units, leases and tenants come over intact, and nothing is published until you say so.
Can we negotiate the rate?
Yes. A negotiated agreement replaces the published rate outright and can express things the list cannot — a rate that steps with the rent, a flat fee per payment, a cap, or a fixed term.
