Simple, transparent pricing
Every listing advertises free for its first 60 days, then $9 per month for that listing — charged only while the unit is vacant, prorated by the day, and stopped the moment it rents. There is no charge to post, no setup fee, no subscription, and no brokerage fee. On top of that, rent you collect through Seayora carries a processing fee — 2% for independent landlords, 1.5% for property management companies. Service pros bid free and pay 2% only on payouts. Renters pay nothing. No hidden fees and no long-term contracts.
Listing advertising — 60 days free, then $9 per month
This is the one charge tied to the listing itself, and it is the same for independent landlords and management companies. A listing is an advertisement, so Seayora only bills for it while it is doing advertising work: after the free 60 days, a vacant listing costs $9 per month, prorated at roughly $0.30 per vacant day and billed in arrears. When the unit is marked rented the meter stops that day. A fully occupied portfolio of any size pays $0 in advertising fees.

Frequently asked questions
How much does it cost to list a rental on Seayora?
Each listing advertises free for its first 60 days. After that it is $9 per month for that listing, charged only while the unit is vacant and prorated by the day. Posting is always free, and there is never a brokerage fee.
Is Seayora completely free?
No, and we would rather be straight about it. The first 60 days of every listing are genuinely free — nothing charged and nothing owed. From day 61, a listing that is still vacant costs $9 per month. Separately, rent collected through Seayora carries a processing fee (2% for landlords, 1.5% for management companies). Seayora is free for tenants, and free for service pros to bid. There is no brokerage fee, setup fee, gateway fee, or subscription on any plan.
What happens on day 61 if my unit is still vacant?
The listing keeps running and starts accruing $9 per month, prorated at roughly $0.30 per vacant day. Charges are billed in arrears to the card on file, and all of a landlord's units settle in one charge rather than one per unit.
Do I keep paying $9 after the unit is rented?
No. Advertising billing is tied to vacancy. When the unit is marked rented, the meter stops that day, any partial balance is settled once, and the listing costs nothing after that.
Does each listing get its own free period?
Yes. The 60 free days are counted per listing from the day it is created, not per account, so a unit you list next year still starts with 60 free days.
Are there really no brokerage fees?
Correct. Seayora never takes a cut of the first month's rent and never charges a brokerage fee. Revenue comes from the per-listing advertising fee and a transparent processing fee on payments that flow through the platform.
How much do tenants pay?
Nothing. Tenants use Seayora for free to search, apply, pay rent, build credit, and communicate with their landlord. ACH bank-transfer rent payments are free; card payments carry a standard processing fee.
How do Service Pro payouts work?
Bidding and the platform are free. When you get paid for a completed job, a 2% processing fee is applied to the payout — that is it.
Is every feature included, or are they add-ons?
Included. Accounting, compliance monitoring, the shared calendar, messaging, voice and video calls, voice notes, credit reporting, and multi-device access are part of the platform, not paid tiers. The only charges are the per-listing advertising fee and the processing fee on payments.
Can I switch plans or cancel anytime?
Yes. There are no long-term contracts. You can upgrade, downgrade, or cancel whenever you need to, and removing a listing stops its advertising charge.
Do you help me move my existing data over?
Management companies get free white-glove data migration so you can bring your entire portfolio onto Seayora without the headache.
