Entry: at least 12 hours' advance notice, in writing, unless the tenant consents to less or there is a health or safety emergency. Nonpayment: five days to pay or vacate — but a tenant who has already defaulted on rent once in the previous year can be given a 14-day notice with no right to cure at all.
