Rent, manage, and thrive. All in one place.
Seayora is an all-in-one property management platform that connects landlords, property management companies, renters, and service professionals directly — with zero brokerage fees. Every listing advertises free for its first 60 days, then $9 per month for that listing — charged only while the unit is vacant, prorated by the day, and stopped the moment it rents. There is no charge to post, no setup fee, no subscription, and no brokerage fee. Screen applicants, sign leases digitally, collect rent online, dispatch maintenance, run double-entry accounting, and stay ahead of compliance deadlines from one place. Renters search homes, apply online, pay rent, build credit from on-time payments, and submit maintenance requests for free.

For landlords and property managers
Post every unit with 60 free advertising days and a $9/month rate after that which only runs while the unit is vacant. Screen applicants in minutes, generate and eSign leases, and put rent on autopilot with direct deposit. Set auto-approval limits so maintenance dispatches to vetted service pros without a 3 AM phone call. Track income and expenses down to the unit with real double-entry accounting and export Schedule E tax reports in one click.
Communicate without handing out your personal number
Every message, call, and voice note runs inside Seayora between accounts, so landlords, tenants, staff, and contractors reach each other without ever exchanging a personal phone number. Calls can be upgraded from voice to video mid-conversation for a remote showing or a contractor walkthrough, voice notes are transcoded server-side so they play on an iPhone as reliably as on Android, and the whole thread stays attached to the property as a searchable record. Sign in on your laptop, tablet, and phone at once — messages, read receipts, documents, and payment history stay in sync on all of them in realtime.
Compliance alerts and required filings
Seayora watches your buildings for new violations and works out which recurring filings each one owes from its own record — year built, building type, heating system, and jurisdiction — then puts both on a dated per-property checklist and emails you the day something new appears. New York City has live violation data matched by BBL, BIN, or address; across the wider NYC metro, filing obligations are computed from jurisdiction rules and clearly flagged as estimates. Seayora tracks and documents obligations; it does not file on your behalf or give legal advice.
Real accounting, not a spreadsheet export
Double-entry books scoped to the unit and the portfolio: accounts payable with approval routing, accounts receivable and collections, bank feeds with reconciliation and automated matching rules, invoicing and estimates, job costing, fixed assets, month-end and year-end close, and full financial reports. It syncs with QuickBooks Online and exports Schedule E at tax time, and an AI financial analyst can answer questions directly against your own ledger.
One calendar for everything that happens at a property
Showings, move-in and move-out inspections, staff check-ins and site visits, dispatched maintenance jobs, technician shifts, scheduled video calls, and compliance deadlines all sit on one shared calendar, with visibility following your role-based permissions — so leasing activity and field work stop colliding.
For renters
Seayora is always free for tenants. Search apartments, houses, condos, and townhomes; save the homes you want; apply online in minutes with a reusable renter profile; pay rent by bank transfer or card; split rent with roommates; sign your lease from your phone; and submit maintenance requests with photos. On-time rent payments can be reported to the major credit bureaus so renting builds your credit history.
For service professionals
Plumbers, electricians, handymen, and maintenance crews bid for free on local jobs, receive dispatch requests directly from landlords in their area, run their team with timesheets and GPS dispatching, invoice automatically, and get paid fast — while communicating with tenants without exposing a private phone number.

Frequently asked questions
What is Seayora?
Seayora is an all-in-one property management platform for landlords, property management companies, renters, and service professionals. It covers rental listings, tenant screening, online applications, digital leases with eSignature, online rent collection, credit reporting, maintenance dispatch, full double-entry accounting, compliance monitoring, a shared calendar, and secure messaging, voice, and video communication in one place.
How much does Seayora cost?
Advertising a listing is free for its first 60 days, then $9 per month for that listing — charged only while the unit is vacant, prorated daily, and stopped as soon as it rents. Posting is always free and there is never a brokerage fee. Separately, rent collected through Seayora carries a processing fee: 2% for independent landlords, 1.5% for property management companies with volume discounts. Service pros bid for free and pay 4% on what they invoice. Applicants pay $20 for a screening report. Tenants use Seayora free — paying rent from a bank account costs nothing, and a card is optional and carries a 2.9% + $0.30 surcharge.
Is listing on Seayora completely free?
Not indefinitely, and we would rather say so plainly. The first 60 days of every listing are genuinely free — nothing charged, nothing owed. From day 61 a listing that is still vacant costs $9 per month, prorated by the day. There is no charge to post, no setup fee, no subscription, and no brokerage fee, and the advertising charge stops the moment the unit is rented.
Is Seayora free for tenants?
Yes. Tenants use Seayora at no cost to search rentals, apply online, pay rent, split rent with roommates, build credit, sign leases, submit maintenance requests, and message their landlord. ACH bank-transfer rent payments are free; card payments carry a standard processing fee.
Can Seayora help tenants build credit?
Yes. Tenants can opt into rent reporting, and on-time rent payments made through Seayora are reported to all three major credit bureaus — Equifax, Experian, and TransUnion — so paying rent builds credit history without taking on new debt. Payments are batched and reported on the 15th of each month and the trade line typically appears within 30 to 45 days.
Do I have to give tenants my personal phone number?
No. Messaging, voice calls, video calls, and voice notes all run inside Seayora between accounts, so landlords, tenants, staff, and contractors reach each other without either side exchanging a personal phone number. Every conversation stays attached to the property as a searchable record.
Can I use Seayora on my phone as well as my computer?
Yes. One account can be signed in on desktop, laptop, tablet, and phone at the same time, and messages, voice notes, call history, documents, and payment history stay in sync across all of them in realtime. Seayora has native iOS and Android apps that carry the whole product rather than a cut-down companion, and they are in final testing ahead of their store release. The full product also runs in any phone browser and can be added to your home screen, so there is nothing to install to get started.
Does Seayora alert me about compliance violations and required filings?
Yes. Seayora monitors your buildings for new violations and computes the recurring filings each building owes from its own record, then puts both on a dated compliance checklist and sends an email plus an in-app alert when a new item appears. New York City has live violation data; across the rest of the NYC metro, filing obligations are derived from jurisdiction rules and flagged as estimates. Seayora tracks obligations but does not file on your behalf or provide legal advice.
Does Seayora include real accounting?
Yes — double-entry books, not a spreadsheet export. Accounts payable with approval routing, accounts receivable and collections, bank feeds with reconciliation and matching rules, invoicing and estimates, job costing, fixed assets, month-end and year-end close, full financial reports, a QuickBooks Online integration, one-click Schedule E exports, and an AI financial analyst that answers questions against your own ledger.
Does Seayora have a calendar?
Yes. Showings, move-in and move-out inspections, staff check-ins and site visits, dispatched maintenance jobs, technician shifts, scheduled video calls, and compliance deadlines all share one calendar, with visibility scoped by role-based permissions.
How does tenant screening work on Seayora?
You enter an applicant's email and Seayora sends them a secure application link. The applicant enters their SSN in an encrypted portal and pays the screening fee directly, so there is no cost to the landlord. Reports return in minutes and include a nationwide criminal search, eviction history, a full credit report, and identity verification — all FCRA compliant with adverse-action support.
Who is Seayora built for?
Independent landlords with a handful of units, property management companies running thousands of units, renters looking for a home, and service professionals who perform maintenance work. Each role gets a dedicated portal on shared infrastructure.
