Payment Plans for Rent You Cannot Pay in Full

How a resident asks to spread a month’s rent — or is offered one — how the schedule can be shaped, how a landlord decides it, what the signed agreement says, when a date can be moved, and exactly what happens if an instalment is missed.

A payment plan lets a resident who cannot pay a month’s rent in full pay the same amount over an agreed schedule instead. The resident asks, the landlord decides, and if they agree, both sign a short agreement before anything is collected on the new dates.

It is a way of arranging WHEN money is paid. It is not a rent reduction, it does not change the lease, and it does not pause the rent for the months ahead.

The three things everybody needs to know

  • Rent for the months ahead is not paused. You pay it as normal, on top of the instalments — so pick a schedule you can really keep to.
  • Nothing is collected on the new schedule until BOTH parties have signed the agreement. Approving it is not the end of the process.
  • Missing instalments can end the plan and make the whole remaining balance due at once. How many, and how late, is stated in the agreement before you sign it.

Asking for one (residents)

  • Open Payment plans from your dashboard, or the link under “Pay now” on the rent card. Ask before the due date if you can — a plan agreed in advance avoids a returned payment, a bank fee and a late charge.
  • Choose the charge or charges you need to spread, how many instalments, and when the first one falls. Seayora prices the schedule as you change it, and the figures shown are the figures that will bill.
  • Say why if you want to. It helps, it is optional unless your landlord requires it, and you never have to give medical or immigration details to ask.
  • From the moment you send it, that rent is not collected automatically, is not retried, and no late charge is added while your landlord decides.

Deciding one (landlords and managers)

  • A request appears in Payment plans and you are emailed. You can approve it, suggest a different schedule, or decline it — declining needs a sentence, which the resident reads.
  • You set the rules once, under “Your rules”: whether you take requests at all, the most instalments and the longest term you will allow, the smallest instalment, whether you want a down payment, how long you have to answer, and what happens to late charges. Every one of them is enforced — a resident is never shown an option you would refuse.
  • You can approve small plans automatically. That removes the wait for your decision; it does not remove the agreement, which you still sign.
  • If you do not answer within your own response window the request expires on its own, the rent becomes collectable again, and the resident is given a short grace period before any late charge.
  • All of it works on seayora.com, on the iPhone app and on the Android app — including “Your rules”, which until September 2026 could only be changed on the website. Changing them applies to new requests; a plan already running keeps the terms it was agreed on.

Shaping the schedule

How OFTEN the instalments fall and HOW THE BALANCE IS DIVIDED between them are two different questions, and both are yours to choose — within whatever your landlord offers.

  • The same each time. The balance split equally.
  • Smaller at first, growing. For a month that is tight now and better later — somebody going back to work in six weeks.
  • Larger at first, shrinking. Pay more while you can and less later; it clears the balance faster.
  • Small instalments with one larger payment at the end. For money you know is coming.
  • A schedule you set yourself, date by date and amount by amount. For an income that does not arrive on a cadence at all — weekly cash work, two things landing at different times. The instalments still have to add up to the balance exactly, and Seayora shows you what is left to place as you type.

Whichever shape you choose, the total is identical. A shape moves money between dates; it never changes what is owed.

Help you are expecting from somewhere else

If a housing authority, a charity or a family member is going to pay some of this, you can say so on the request — what it is, roughly how much, and roughly when. It is recorded for information and printed in the agreement, and a landlord deciding a request reads it very differently when they can see that money is on its way.

It changes nothing about the schedule. The instalments are still the whole balance and none of them assume the help arrives — deliberately, because rental assistance is late or refused often enough that a plan built on it is a plan built to fail. If it does arrive, it simply pays some instalments early.

Being offered one (residents)

A landlord can also offer you a plan without waiting to be asked. You will be emailed and it appears in Payment plans, marked as an offer. You can accept it, suggest different dates, or decline it — nothing is agreed until you have both signed, there is no fee on an offer, and the total is exactly what is already owed. While the offer is open that rent is not collected automatically and no late charge is added.

Offering one (landlords and managers)

Payment plans → Offer a plan lists the residents who are behind with nothing already arranged, oldest arrears first, with what is outstanding and how late it is. Pick one, choose what to spread and over how long, and send it with a note.

This exists because the people most likely to fall behind are the least likely to ask: asking means telling your landlord you are in trouble, and many people go quiet instead. An offer turns it into something they may take rather than a favour they have to request.

The agreement

When the schedule is agreed, Seayora produces a Rent Payment Plan Agreement: the balance, the instalments, what happens to late charges, what counts as a default, and what a default does. Both parties read it and sign it by typing their name. A digest of the text is recorded at the moment of each signature and every signing event is chained to the one before it, so any later alteration is detectable.

The signed agreement is emailed to both parties with a PDF attached and is kept in Documents. It is an agreement between the landlord and the resident; Seayora is not a party to it and does not give legal advice.

How the instalments are collected

Each instalment is an ordinary rent charge on the resident’s account. Autopay, “Pay now”, the payment method they have on file, receipts and payment history all work exactly as they do for rent. Paying an instalment early, or clearing the whole balance, is free and ends the plan.

If a date stops working

A signed plan cannot be re-priced — but a single instalment can be moved to a LATER date, if your landlord agrees. Either of you can ask; only the landlord can agree. How many moves a plan allows and how far a date may move are set by the landlord, disclosed in the agreement you signed, and shown on the plan.

  • Nothing moves when you ask. Until your landlord agrees, that instalment is still due on its original date and will be collected then — keep the money aside if you can.
  • Nothing else changes. The same total, the same number of instalments, the same signed agreement. Only that one date moves.
  • It can only move LATER. Paying an instalment early needs no permission at all and can be done from the rent screen at any time.
  • If the answer is no, you are told the date the money is still needed on. Tell your landlord before the date rather than after — a missed instalment can put the whole plan into default.

Reminders, and clearing it early

An instalment does not fall on the day rent falls, so there is no habit carrying it. Seayora reminds the resident a few days before each one — the lead time is the landlord’s setting and can be turned off. It is the single thing that most often prevents a missed instalment.

The plan also shows what it would take to clear the whole thing today, with the number of payments left and the final date. You can pay any instalment early, in any order, without a penalty; paying them all ends the plan.

If an instalment is missed

  • The resident and the landlord are both told, once, per missed instalment.
  • If enough are missed — the number is in the agreement — the plan defaults. The remaining instalments stop being collected and the balance goes back onto the original rent charges.
  • Everything already paid under the plan is credited against that balance. Nobody is asked for the same money twice.
  • A default notice is issued to the resident with the arithmetic on it. It is not a notice to quit and it does not start any court process.

What it costs

Seayora charges nothing for a payment plan, and no interest is added. A landlord can set an administrative charge of their own, which is disclosed in the agreement before anybody signs and is included in the instalments; it defaults to nothing, and several states limit or prohibit a charge of that kind.

Frequently asked questions

Does asking for a payment plan hurt me?

Asking is not a decision and does not change your lease. While the request is open the rent it covers is not collected automatically and no late charge is added. If it is declined or expires you get a short grace period before any late charge applies — you are not penalised for having asked.

Does a payment plan pause my rent?

No. Rent for each month after the agreement is still due in full on its normal date. You will be paying both the ordinary rent and the instalment, which is why the schedule is worth choosing carefully.

Can my landlord change the plan after we sign it?

Not the amount, and not on their own. A signed plan runs to the end, or the landlord forgives what is left, or it defaults. The one thing that can change is the DATE of a single instalment, and only if both of you want it to: either side can ask, only the landlord can agree, and until they do the instalment is still due on its original date.

Can I choose instalments that are not all the same size?

Yes, if your landlord offers it. You can start small and grow, start large and shrink, keep the payments small with one larger one at the end, or set every date and amount yourself. The total is identical whichever you pick — a shape decides when the money is paid, never how much.

I am waiting on rental assistance. Should I say so?

Yes. You can record what you are expecting, roughly how much and roughly when, and it is printed in the agreement. It does not reduce the instalments and none of them assume it arrives — that is deliberate, because assistance is often late — but a landlord deciding your request reads it very differently knowing money is on its way.

My landlord offered me a plan I did not ask for. Do I have to take it?

No. It is an offer: you can accept it, suggest different dates, or decline it, and nothing is agreed until you have both signed. There is no fee on an offer and the total is exactly what you already owe.

What happens to the late fee on the rent I am spreading?

That is your landlord’s setting and it is stated in the agreement you sign: waived while you keep to the plan, held and chargeable only if the plan defaults, or still applying to a missed instalment. Whichever it is, Seayora’s rent engine honours it.

Can I ask for a plan on rent that is already late?

Usually yes — unless your landlord has set a minimum notice period before the due date. Any late charge already applied is included in the balance being spread.

I share the rent with roommates. Can I plan just my share?

Yes. On a split lease each roommate owes their own charges, so each one can ask about their own share. Everybody on the lease remains jointly and severally liable for the full rent, and the agreement says so.

Can I ask through Claude or another assistant?

Yes. A connected assistant can see which charges are eligible and send the request for you, and it will queue it for you to confirm first. It cannot approve, decline or sign a plan — those are decisions by a named person and they are made in Seayora.
