Where Your Listing Appears on Seayora

The city, neighborhood, size, budget and feature pages a published listing shows up on automatically, the rent report your asking price feeds, and how to check.

A published listing is not just its own page. It is placed automatically on every Seayora page that matches it — the city, the neighborhood, the bedroom count, the budget band, the features it has and the kind of home it is. You do not tick anything to make that happen and there is nothing to configure.

The pages a listing lands on

People search for "2 bedroom apartment for rent in Bushwick" and "pet friendly apartments in Brooklyn under $3,000", so Seayora publishes a page for each of those shapes and puts the matching listings on it.

The same size, budget and feature pages exist inside a neighborhood too — seayora.com/rentals/brooklyn-ny/bushwick/2-bedroom. Fill in the bedroom count, the property type and the neighborhood accurately and your listing reaches all of them; leave a field blank and it is left out of the pages built on that field rather than guessed into the wrong one.

A page only exists when there is something on it

A page is only offered to search engines once at least three live listings match it. Below that it still opens if somebody has the link, but it is marked "do not index" and left out of the sitemap, and with nothing matching at all the address returns a proper "not found".

That is deliberate. A wall of near-empty pages drags down the pages that are genuinely good, so Seayora would rather publish fewer, fuller ones. It also means a page can appear on its own as your inventory in an area grows.

The rent report, and what your asking price feeds

Every city and neighborhood with enough live listings has a rent report: the median asking rent, the middle half of the market, the median by bedroom count and by home type, what share of listings take pets or include utilities, and how the median has moved over 30 and 90 days. The same table is downloadable as a spreadsheet.

While your listing is published its asking rent is counted into those figures. They are aggregates — counts, medians and ranges — and no individual listing’s rent is ever published as a statistic. Unpublishing removes it from every future calculation.

Two things the report says plainly, because they change what the number means: these are ASKING rents, not the rents tenants actually signed; and where Seayora has not been measuring an area long enough to show a change, it says so rather than showing zero. "Flat" and "we were not measuring" are different facts.

How to check where your listing is

  • Open your listing page and use the links at the bottom — they go to every hub the listing belongs to.
  • Open the city page and use the "refine" links. If your listing is not on the one you expect, the field behind it is probably blank on the listing.
  • The rent report for your city lists every size, budget and feature page that currently has enough inventory to exist.

How quickly a new listing shows up

Seayora’s own pages include the listing immediately. Search engines are a separate question: Bing, Copilot and DuckDuckGo are told within minutes of publishing, and Google re-reads the sitemap on its own schedule — usually days, sometimes longer for a brand-new address. Nothing you can do on the listing speeds that up.

Frequently asked questions

Do I have to opt in to these pages?

No. Any published listing is placed on every matching page automatically, from the facts already on the listing. There is nothing to switch on.

Why is my listing missing from the "pet friendly" page?

Because the pet policy box is blank, or it says pets are not allowed. Seayora never guesses a yes from an empty field — advertising a unit as pet-friendly when it is not wastes a viewing for someone with a dog.

The page for my neighborhood and bedroom count does not exist. Why?

A page is only published once at least three live listings match it. As more listings appear in that area the page appears on its own; nothing needs to be requested.

Is my rent published individually anywhere?

Only on your own listing page, where you set it. The rent report publishes aggregates — medians, ranges and counts — and never an individual listing’s rent as a statistic.

Can I stop my listing counting toward the market figures?

Unpublish it. While a listing is advertised it is part of the market it is advertised in; once it is unpublished it is excluded from every future calculation.
