For residents: your apartment's rent stabilization
If your landlord has recorded your apartment as rent stabilized, My Home shows its legal regulated rent, the rent you pay, the years it was registered with DHCR and your rights — and where to check all of it yourself.
Open My Home → Paperwork → Rent stabilization on the website, or Rent stabilization in Tools on either app. It appears when your landlord has put your apartment on their register.
- The legal regulated rent and the rent you pay. If you pay less than the legal rent, that is a preferential rent and you keep it for your tenancy.
- The years your apartment was registered with DHCR.
- Your rights: a renewal lease of one or two years at your choice, offered 90 to 150 days before your lease ends, at an increase set by the Rent Guidelines Board.
What you see is what your landlord recorded — it is not DHCR's record. You can get your apartment's full registered rent history from DHCR at rent.hcr.ny.gov, and file an overcharge complaint there.
Frequently asked questions
My apartment is not shown as stabilized — does that mean it is not?
No. It means your landlord has not recorded it here. DHCR's rent history for your apartment is the record of what was registered; you can request it at rent.hcr.ny.gov.

Seayora keeps each rent-stabilized unit's rent history, works its legal regulated rent out lease by lease from the Rent Guidelines Board orders and the law, tracks DHCR registration and renewals, and flags what does not add up — with the citation beside every figure. It never files anything with DHCR.
- Apartment improvements (IAI) and major capital improvements (MCI) — Documentation. What work inside an apartment, and work on the building, can add to a stabilized rent — the caps, the divisors, the paperwork DHCR requires, and why an IAI with no RN-19N on file adds nothing.
