Find a Property Manager: Asking for One, and Receiving Owner Leads

Owners: ask to be put in touch with management companies that serve your area, for free. Management companies: receive owners who asked, accept the ones you want, and only then see who they are.

Tell us about the property. We email you a link to confirm it is you; once you do, we share the property — not your contact details — with up to 3 management companies on Seayora that serve the area. Each decides whether to take it, and when one does we tell you who they are and give them your email (and your phone, if you said they may call).

Free for owners and for management companies. Seayora is not a party to any agreement you make with a manager and does not recommend one company over another.

For owners: asking for a manager

Anyone can ask at seayora.com/find-a-property-manager, with no account. If you already have a landlord account, use Portfolio → Find a manager on the website, or Find a manager in the Tools hub on the iPhone and Android apps; your requests are listed there and you can withdraw one at any time.

  • What kind of property: Single-family home, Condo or co-op unit, 2 to 4 units, 5 or more units, Mixed-use building.
  • What a manager should do: Full management, Finding tenants (leasing only), Rent collection, Maintenance and repairs.
  • When: As soon as possible, In the next one to three months, Just looking for now.
  • Where: the city, state and ZIP code. The street address is not asked for and is never shared.
  • Anything a manager should know, in up to 1500 characters — the building, its condition, what has not worked before. Notes about who the tenants should be are refused: describe the property, not the people.

Confirming it is you

Nothing is shared until you confirm from the email we send. Confirm within 3 days, or the request lapses. The same link shows where your request stands afterwards and lets you withdraw it. A request made from a verified Seayora account is confirmed at once.

You may ask up to 3 times a day from one email address.

What you agree to

The form asks you to tick one box, and offers a second:

  • I ask Seayora to share this request with up to 3 property management companies that serve my area, and I agree that a company that takes it may email me about managing my property.
  • They may also call or text me at the number I gave about managing my property. (optional — without it a company is given your email only).

Where your request stands

StatusWhat it means
Waiting for you to confirmWe emailed you a link. Nothing is shared until you press it.
Looking for a managerNo management company on Seayora covers this area and property yet. Your request stays open, and if one starts covering it we will share it.
Shared with managersUp to 3 companies can see the property. When one accepts, its name and note appear on your page and we email you.
A manager took itAt least one company took it. Its name, note, email and phone are on your page — contact them directly. The others can still answer until the request ends.
WithdrawnYou withdrew it. Nothing more is shared.
ExpiredIt ran for 30 days. You can ask again.

If a company passes, or does not answer within 7 days, the request moves to the next company that covers the area. An owner's contact details are deleted 180 days after the request. The property summary is kept, without anything that identifies you.

For management companies: receiving owner leads

Open Portfolio → Owner leads on the website, or Owner leads in the Tools hub on either app. Leads are off until you switch them on under Lead preferences and say where you work.

  • States you cover, or particular ZIP codes — five digits, or the first three for a whole area. A ZIP match is offered ahead of a state match.
  • The property types, sizes and services you take. Leave a list empty to take them all.
  • How many leads a month you want at most. Leads are spread across companies, so the company that was offered one least recently goes first.
  • An introduction and the email and phone owners should use. The owner sees these only after you accept.

Until you accept, you see the property and what the owner wants — never the owner's name, email or phone. Accepting tells the owner your company has it and gives you their contact details.

Accept or pass within 7 days. Passing is private: the owner is not told, and the lead moves on. Two people at one company cannot both accept the same lead — the first answer is the one that counts.

Every owner here asked to be put in touch, and confirmed it. Seayora never contacts owners from public records on a manager's behalf.

A team member needs the Property owners permission to see Owner leads, and edit access to it to accept, pass or change the lead preferences.

What Seayora does not do

  • Recommend one company over another, or vet a manager's licence or insurance — ask them for both.
  • Take part in any agreement you make, or charge either side for an introduction.
  • Show your request to anyone outside the companies it is offered to.

Asking your assistant

A connected assistant can list a management company's owner leads (list_owner_leads, read only). The owner's name, email and phone appear only on a lead the company has accepted. Accepting or passing, and the lead preferences, are done in Seayora.
