Pricing Suggestions for Vacant Listings
A suggested asking rent for each vacant listing, built from asking rents nearby, your own similar leases and the home's last rent, moved by demand and time on the market — with every reason shown, your own weights and limits, and nothing ever changed for you.
Pricing suggestions give each vacant listing a suggested asking rent and show exactly how it was worked out. They are in Lease Center → Pricing on the website, and under Pricing suggestions in the Tools hub on the iPhone and Android apps.
Pricing suggestions are not switched on yet. Seayora is completing a legal review of automated rent suggestions before they are offered.
What a suggestion is built from
Three comparisons are blended. Each counts for its weight — a share of whatever is available for that home, so a home with no previous lease is priced from the other two.
| Comparison | What it is | Default weight |
|---|---|---|
| Asking rents nearby | The median asking rent of live public listings like this one nearby — what landlords are advertising, not what renters signed. | 50 |
| Your own similar leases | The median rent on your own leases for homes with the same bedrooms in the same city, signed in the last 12 months. | 30 |
| This home's last rent | What this home rented for on its most recent lease. | 20 |
Built only from your own leases and listings and from public asking rents. No other landlord's private rents, leases or occupancy are used.
Asking rents are what landlords advertise, not what renters signed, and are not seasonally adjusted.
The two adjustments
- Demand — how many different people booked a tour, applied or enquired from a listing network in the last 30 days, a week at a time, against the number you expect for a home priced right. Half the interest you expect moves the price down; more moves it up, counted at most double. If your records could not be read, demand moves nothing and the suggestion says so.
- Time on the market — once a home has been listed longer than your grace period, each further full week moves the suggestion down by your weekly discount.
Together the adjustments never move the price further than your limit, and the result is rounded to the step you choose. Every adjustment is shown in dollars and as a percentage.
Rent-regulated homes
This home is rent regulated, so the suggestion never exceeds the legal regulated rent you entered.
This home is rent regulated and has no legal regulated rent on record, so no price is suggested. Enter the legal rent under the rent-increase settings first.
How sure it is
| Confidence | What it means |
|---|---|
| High | Asking rents for the same size nearby and at least three of your own similar leases agree. |
| Medium | One good comparison — asking rents for the same size nearby, or your own similar leases. |
| Low | Thin data: only a wider-area median or this home's last rent. |

Changing the asking rent
A suggestion. Nothing changes until you change the asking rent on the listing yourself.
On the website, Edit asking rent opens the listing editor. On the phones, open the home and tap Monthly rent, or choose Change asking rent. Only the rent changes; the rest of the listing stays as it is.
Asking your assistant
A connected assistant can read your suggestions and their reasons (vacancy_pricing). It cannot change a rent by itself — a change it proposes waits in your Approvals queue.
