Rent Estimates for Any Address

Type any US address and a bedroom count to see Seayora's estimate from comparable public listings nearby, with the Census median gross rent and the HUD Fair Market Rent beside it under their own names.

A rent estimate tells you what a home at an address might rent for. It is in Lease Center → Rent estimates on the website, and under Rent estimates in the Tools hub on the iPhone and Android apps. Each estimate you make is kept there so you can reopen it, refresh it or delete it.

Three figures, each under its own name

FigureWhat it is
Seayora estimateThe median asking rent of live public listings of the same size nearby on Seayora — what landlords are advertising today.
Census median gross rentFrom the U.S. Census Bureau's American Community Survey for the ZIP code: what renters reported paying, utilities included, pooled over five years. It lags today's market.
HUD Fair Market RentSet by the U.S. Department of Housing and Urban Development each year for housing vouchers — about the 40th percentile of rents for a standard home in the area, utilities included. It is a program limit, not a market median.

Only the first is ever called Seayora's estimate. The Census and HUD figures measure different things for different purposes and are shown beside it, never instead of it.

Seayora has too few live listings like this nearby to make its own estimate. The public figures below are shown under their own names; neither is a Seayora estimate.

Making an estimate

  • Type the street address with the city and state, or the ZIP code.
  • Choose the number of bedrooms — a studio, or 1 to 8.
  • Choose Estimate. The address is looked up, and the three figures are read for its ZIP code and county.

The address is looked up with the U.S. Census Bureau's address service to find its ZIP code and county.

An account can make up to 30 estimates an hour.

When a figure is missing

  • Seayora estimate — there are too few live listings of the same size nearby. Seayora does not estimate a two-bedroom from homes of other sizes.
  • Census — the Census Bureau publishes no figure for this ZIP code or this many bedrooms, or Census figures are not switched on yet.
  • HUD — HUD publishes no county figure for the place (New England is published by town), or HUD figures are not switched on yet. HUD publishes up to four bedrooms; a larger home is shown the four-bedroom figure, labelled as that.

A missing figure is said in words, never shown as zero. If the address cannot be found, the message says so; if the address service did not answer, the message asks you to try again — those are different.

What an estimate is not

An estimate, not an appraisal. It does not know this home's condition, finishes or amenities.

Asking your assistant

A connected assistant can make an estimate for an address (rent_estimate). It is not saved, and the assistant is told never to present the Census or HUD figure as Seayora's estimate.
