Cars, Parking Permits, Pets and Assistance Animals

Keep one register of the cars and animals that live at each building: plates, parking spaces and permits, pet requests you approve or decline, and assistance-animal accommodations handled the way the Fair Housing Act requires.

Residents keeps two registers for every building: the cars parked there and the animals that live there. A resident adds their own from their portal or either phone app (Cars & pets), and you or your team add, edit, decide and remove from Renting → Residents on the website, or Tools → Residents on the iPhone and Android apps. Both sides read the same records, so a car a resident registers on a phone is on your list the moment they save it.

Only people who live at a building can be on its registers. Seayora works that out from a fully signed lease in force — roommates included — so you cannot register a car to somebody who has moved out, and a resident can only add to the home they rent.

Cars and parking

A car is a licence plate at a building, with its state, make, model and color, and optionally a parking space. Plates are stored without spaces or dashes, so “ABC-1234” and “abc 1234” are the same car.

StatusWhat it means
RegisteredOn the register for its building.
RemovedTaken off the register. The record is kept, so you can see who used to park there.

Is this car allowed here? Search the register by plate — the question a manager asks standing in the car park before anybody calls a tow truck. The search covers only buildings you own or manage.

Parking permits

Issue a permit from the car’s record: a permit number (Seayora suggests one if you leave it blank), an expiry date if it has one, and the space it is for. The resident is emailed and sent an in-app alert with the permit number. If another car already holds that space, you are warned rather than stopped, because two cars sharing a space is sometimes exactly what was agreed.

Every list shows whether a car has a permit, whether it is about to expire, and whether it has expired. Revoking a permit keeps the car on the register.

Pets

A pet is a request the resident makes and you decide. Approve it, or decline it with a reason — the resident is shown the reason you write, word for word.

RemovedNo longer living there. The record is kept.

Assistance animals

An assistance animal is recorded separately from a pet, because the law treats it differently. Every screen that records one shows this, exactly as written:

An assistance animal is not a pet. Under the Fair Housing Act it is a request for a reasonable accommodation: no pet rent, pet deposit or pet fee may be charged for it, and breed, size and weight rules do not apply. Seayora does not store medical information — keep any supporting letter yourself.

If the lease bills pet rent and an assistance animal is on the register for that home, you are warned — pet rent is billed per lease, and Seayora cannot tell which animal it was agreed for. Check it and remove the charge if it belongs to the assistance animal.

Declining an assistance animal needs a written reason, and the standard for when that is lawful is shown beside the button on every screen:

HUD guidance (FHEO-2020-01) allows a request to be denied only if this specific animal poses a direct threat to others or would cause substantial physical damage that cannot be reduced by another accommodation, or if the request would impose an undue financial and administrative burden. Write the reason the resident will be shown.

There is no place in Seayora to store a diagnosis, a disability or a medical letter, and that is deliberate.

Team access

For a management company, team members need the Tenants permission (Residents) to see and change the registers. The lists cover only buildings your account owns or manages, and when you have more than one, a Building filter narrows any list to one of them.
