Partner Services for Rental Owners

Cost segregation studies and other services Seayora introduces landlords and management companies to, what the relationship is, and how Seayora is paid.

Partner services lists companies that sell rental owners something Seayora does not do itself. The first is Cost Seg Smart, which prepares cost segregation studies. Seayora introduces you to them and, where the screen says so, is paid a referral fee when you order. It is under Operations → Money on the website (Partner services) and in the same place on the iPhone and Android apps.

What a cost segregation study is

A residential rental building is depreciated over 27.5 years. A cost segregation study looks at what the building is made of and splits its cost into parts — appliances, flooring, site improvements and so on — some of which may be depreciated faster. Whether a study is worth it for your property depends on what you paid, when you bought it and your own tax position, which is a question for your tax preparer, not for Seayora.

What the relationship is

You order and pay the provider directly, and the study, its price and its accuracy are between you and them. Seayora does not prepare studies, does not review them and does not give tax advice. Each study Cost Seg Smart prepares comes with a list of the building’s components and a fixed-asset schedule your preparer can work from; you can record the result in Seayora’s books yourself.

How Seayora is paid, and how you can tell

Every provider on the screen carries one of two lines. If Seayora is in that company’s referral program you see a “Seayora partner” badge, a sentence saying what Seayora is paid, and the disclosure that company requires — for Cost Seg Smart, “Seayora may earn a referral fee if you order a study through this link.” If Seayora is not, the card says it is a plain recommendation and that Seayora is paid nothing. The fee does not change the price you pay.

What leaves Seayora when you open a provider

A code that identifies the referral — for Cost Seg Smart it is in the address, as ref=SEAYORA — and nothing else. Your name, your email, your properties and your books stay here. Anything the provider needs, you type into their own order form.

What Seayora can and cannot see afterwards

Almost nothing. The provider reports orders in its own records, so a referral sits at “introduced” until you tell Seayora what happened — there are two buttons for it, “I signed up” and “Not for me” — or Seayora matches it against the provider’s statement. What you tell us is shown as what you told us.

Management companies and teams

For a management company the referral belongs to the company account, so a teammate who opens a provider does it on the company’s behalf. A teammate needs the Books permission to open the page. If you manage buildings for owners, you can open a provider here and pass the address on to the owner — the owner is the one who orders and pays.

Frequently asked questions

Do I have to use one of these?

No. They are recommendations, and nothing in Seayora depends on them.

Does ordering through Seayora cost me more?

No. The referral fee is paid by the provider, not added to your price.

Can Seayora see my study?

No. Nothing connects your order to Seayora. If you want the figures in your books, enter them yourself.

I opened the link on my phone and ordered on my laptop. Does that count?

Cost Seg Smart remembers the link for 30 days in the browser that opened it. If you order on another device, or later than that, choose “Seayora” under “How did you hear about us?” at checkout, or tell them, and they credit it by hand. The card on the Partner services screen says the same.

Why is a contractor’s payroll partner not here?

Each list is for its own kind of account. Contractors see payroll and 1099 filing providers under Payroll & filing; rental owners see services for rental property here.
