Marketing Spend and Cost per Lease

Record what you pay for each way people find you, set a monthly budget per channel, and see the cost per lead, per tour, per application and per lease — measured against your contact book, with Seayora's own listing fees counted automatically.

Marketing spend shows what each way people find you costs. You record what you pay — listing networks, social ads, signs, referral bonuses — and Seayora puts it beside your contact book: how many people got in touch through each channel, how many toured, applied and signed a lease, and what each of those cost. It is in Contacts → Marketing on the website, and under Marketing spend and Spend lines in the Tools hub on the iPhone and Android apps. Contractors see the same report with quotes and customers hired instead of tours and leases.

A lead counts toward the channel they FIRST came through, and a lease toward the same channel — so a renter who saw a sign and then applied online is the sign's.

People who reached you some other way — a lease you imported, a contact added by hand with no source, a customer from your books — are listed separately and carry no cost.

Recording spend

Choose Record spend, pick the channel, say what it was (for example "Facebook ads" or "Lawn sign"), and enter the amount a month, the first month and how many months it ran — up to 36. You can tie it to one building to see that building's own cost per lease. Removing a line stops it counting toward every month, including past ones; it is kept under Removed so you can see what was taken out.

Seayora's own listing advertising is counted under "Seayora listing" automatically, less anything refunded.

What the report shows

For each channel: what you spent over the months you chose (3, 6, 12 or 24), the leads that first came through it, how far they got, and the cost of each step:

StepCost shown
Got in touchCost per lead
TouredCost per tour
AppliedCost per application
Signed a leaseCost per lease

A cost is shown only where there is something to divide by — no leads means no cost per lead, never $0.

Spend you did not tie to one building counts only in the whole-portfolio view.

Budgets

Set a monthly budget for any channel. The report multiplies it by the months you are looking at and marks a channel that spent more. Leave a budget blank for none.

Settings

Choose whether Seayora's own listing advertising counts as spend, and how many months the report opens on.

Connected assistants

A connected assistant can read this report with the marketing_performance tool — for example "which channel gave me leases most cheaply this year?". Recording spend is done in Seayora.
