How accurate is the Estimator?

It uses the prices, card rules and costs a real statement uses, month by month, from the figures you give it. It is still an estimate: a negotiated price, a different payment mix or a slower start changes it, and Seayora owes nothing on an estimate.

From the guide Sales reps — your accounts, your pipeline and what you are paid.

Pricing a prospect

The Estimator runs the same prices, card rules and cost model your statements use. Start from an example prospect or type their own figures: units, average rent, how full they are, what they advertise and screen, or — for a contractor — what they invoice and their average job. Pick their state, because a card surcharge and a screening fee are set by state law.

  • It works month by month. Most accounts take a month or two to start collecting and move their portfolio over in stages; if your window opens the day an account is attributed to you, those months are part of it. The first-year figure is what your statements would actually show, not one full month times twelve.
  • Card payments follow the rules the charge follows: no credit-card surcharge where a state forbids or caps it below Seayora’s, and debit cards taken without one — so Seayora pays their processing.
  • Advertising bills only while a unit is empty and starts after its free trial. Roommates on a split lease each pay their own share, with the roommate fee on top. Screening appears only while it is actually available, and only where the state lets an applicant be charged.
  • Where Seayora has enough of its own recent payments to measure something — the share of rent paid by card, the share on debit, what a typical account costs in email, texts and AI — the form starts from that measurement and says so. Change any figure to match the prospect.
  • Your book shows what you would be earning by month 12 and month 24 if you signed accounts like this every month, and a goal tells you how many a month it takes to reach the earnings you want.
  • What stands out lists what moves your share most for this prospect — for example what getting them live a month sooner is worth to you.
