E-Signatures & Audit Trails: A Deeper Look

A closer look at what makes an electronic signature legally binding on Seayora, and exactly what the audit trail records.

E-signing a lease feels simple, but a lot happens behind the scenes to make that signature legally meaningful. This is a closer look than the leasing doc covers.

The legal basis

The federal ESIGN Act and the Uniform Electronic Transactions Act (UETA), adopted by most states, give electronic signatures the same legal effect as handwritten ones when the signer intends to sign and consents to transact electronically.

What the audit trail records

  • Who signed, identified by their account and the signing link sent to them.
  • The exact timestamp of each action — sent, viewed, signed.
  • A tamper-evident record showing the document wasn’t altered after signing.
  • The IP address or device context associated with the signing session, where captured.

Why this matters in a dispute

If a signer ever claims they didn’t sign or didn’t see certain terms, the audit trail is the evidence that supports (or contradicts) that claim — which is exactly why it’s retained alongside the document itself.

Limits

A valid e-signature process doesn’t guarantee a document’s terms are enforceable or appropriate for your jurisdiction — that’s a separate legal question. Have important agreements reviewed by your own attorney.

Frequently asked questions

Is a Seayora e-signature valid in every state?

ESIGN is federal law and UETA has been adopted by nearly every state, so electronic signatures are broadly recognized — a small number of document types (like wills) are commonly excluded regardless of platform.

Can I download the audit trail as a standalone document?

Yes — the signed document and its audit trail can typically be exported together so you have a complete, portable record outside the platform.

What happens if someone signs using a shared device?

The signature is tied to the account and signing link used, not the device — but for sensitive documents it’s still good practice to sign from your own account and device where possible.
